What is Technical Due Diligence?
Technical Due Diligence (TDD) is the systematic assessment of a commercial or industrial property’s physical condition, statutory compliance, and capital expenditure obligations — carried out prior to acquisition, disposal, or refinancing. Unlike a residential pre-purchase inspection, a TDD report is a professional-grade investigation that informs price negotiation, conditions of purchase, and post-acquisition budget planning.
In New Zealand, TDD is also referred to as a building condition assessment, pre-acquisition survey, or vendor survey. A standard scope may cover building fabric and structure, roof and weathertightness, fire compliance, accessibility under the Building Act 2004, essential services (HVAC, electrical, plumbing), and identified deferred maintenance.

What does a TDD report include?
A full photographic record, written condition assessment, statutory compliance review under the Building Act 2004, identification of deleterious materials, and a costed CAPEX schedule for a 5–10 year maintenance horizon. Structural or M&E specialist sub-reports can be commissioned on request.
How long does a commercial TDD take?
A standard small-to-medium commercial building (up to 1,000m²) requires a half-day on-site inspection. Written reports are delivered within 3–5 working days.
How is a TDD different from a standard building inspection?
A standard building inspection is a visual residential report for homebuyers. A TDD is a professional-grade commercial investigation with costed CAPEX schedules, statutory compliance analysis, and a risk-rated report suitable for board-level decision-making.
