Class 1: Small attached ground level flat or seniors cottage.

Class 2: Free standing small home (e.g: two bed Granny flat).

Class 3: Two to four-bedroom, one bathroom home – up to 150m2.

Class 4: Two to four-bedroom with two bathrooms – up to 190m2.

What is Checked During the Property Inspection?

Our building inspections include all of the following key areas, with each section detailed in the comprehensive builders report you will receive from up on the same day as the building inspection.

The Site

Orientation of living spaces, site exposure, contour & vegetation, retaining walls, paths, steps, handrails & driveways, fencing, surface water control.

Subfloor

Subfloor – location of access point, accessibility, foundation type & condition, foundation walls, ground condition, ground vapour barrier, drainage, ventilation adequacy, pile type, instability & condition, pile to bearer connections, obvious structural alteration, ground clearance of timber framing, floor type, timber framing & bracing, insulation type, coverage & condition, plumbing types, leakage & support, electrical type & support, insect & pest infestation, rotting timbers, debris.

*Sub floor spaces smaller than 900mm high or with excessive rubbish, hazard or other restriction will be inspected with a crawl space robot and incur an additional charge.

Exterior

Weathertightness summary, Construction type, cladding, chimneys, exterior stairs, balconies, verandahs, patios etc.

Roof

Roof material, roof condition, roof water collection, downpipes, eaves, fascia & soffits, high or unsafe roofs are inspected remotely where possible.

Roof Space

Accessibility, roof cladding, thermal insulation type, clearances, thickness & coverage, sarking, party walls, roof underlay & support, roof frame construction & connections, ceiling construction, obvious structural alteration, insect & pest infestation, rotting timbers, discharges into roof space, plumbing types, leakage & support, electrical type & support, tile fixings.

Interior

Ceilings, walls, timber floors, concrete floors, doors & frames, electrical operation of switches etc, heating systems, kitchen bench tops, cabinetry, sink, tiles, air extraction system, bathroom wc, ensuite, floor, cistern, pan & bidet, tiles, bath, shower, vanity/wash basin, ventilation, special features, laundry location, floor, tubs/cabinet, tiles, ventilation, storage, stairs, exterior windows & doors.

Non-Invasive Moisture Metre Testing

Non-invasive moisture metres are another tool that can provide an indicator of moisture within the materials tested. During a builders report inspection, Noninvasive testing is carried out on internal lining of external walls below/beside window and door openings and/or at other high risk areas identified. Abnormal readings are interpreted and the results published in your report. External noninvasive readings are taken on external wall surfaces where appropriate i.e. high risk plaster or monolithic cladding. For further assurance (or due to bank requirements on higher risk monolithic homes) a Comprehensive Non-invasive Weathertightness assessment is required.
