Leaky Home Assessments
If non-invasive moisture metre readings are higher than ‘normal’, further investigation is always recommended. The next step is invasive investigation. A resistance metre will be used for further examination, providing a more precise reading of timber moisture content. The first level of invasive investigation is spot measurements of timber moisture levels, this means minimal damage to the surfaces and a less costly repair than a full invasive investigation.

Initial Process
An initial invasive investigation with a resistance metre requires drilling small holes, usually through the cladding from the outside (where moisture typically enters) and introducing insulated probes into the timber framing to provide an accurate moisture reading of the timber. Invasive testing is the only way to determine whether moisture has entered through the cladding and into the frame timber behind.
Why Get One Done?
The next stage is to remove linings or cladding, which might be a costly repair if there is no moisture present in the timber frame. Accordingly, invasive moisture meter testing determines whether moisture is present within the timber-framed cavity, after which linings can be removed to determine the source and degree of any damage.
Drilling of Holes
Invasive moisture testing can only take place once the existing property owner has provided written authorisation to drill the holes. All test holes are filled with external flexible and paintable sealant after testing. We do not perform plastering, painting, or repairs following intrusive investigations, but we can refer you to contractors who do.
