Non-Invasive Moisture Metre Testing
Non-invasive moisture metres are another tool that can provide an indicator of moisture within the materials tested. During a builders report inspection, Noninvasive testing is carried out on internal lining of external walls below/beside window and door openings and/or at other high risk areas identified. Abnormal readings are interpreted and the results published in your report. External noninvasive readings are taken on external wall surfaces where appropriate i.e. high risk plaster or monolithic cladding. For further assurance (or due to bank requirements on higher risk monolithic homes) a Comprehensive Non-invasive Weathertightness assessment is required.

What is a builders report in New Zealand?
A builders report is a written condition assessment prepared in accordance with NZS 4306:2005. The House Inspector delivers 30–40 page reports with photographs covering structure, roof, subfloor, weathertightness, plumbing, and electrical observations, delivered the same day as the inspection.
How much does a builders report cost in Tauranga?
Prices start from NZ$275 for a standard residential property. Healthy Homes assessments can be added. All prices include GST.
How long does a building inspection take?
2–3 hours on site. Report delivered the same day, typically within 4–6 hours.
Do I need a building inspection on a new build?
Yes. New builds in New Zealand regularly have weathertightness, finishing, and compliance defects that a code compliance certificate does not cover. A pre-purchase inspection identifies these before settlement.
What is the difference between a builders report and a weathertightness report?
A builders report is a general visual assessment of all building elements. A weathertightness report focuses specifically on moisture ingress risk, particularly relevant for monolithic plaster homes built between 1992 and 2004.
