Healthy Homes Inspections
Rental Up to Standard?
Healthy Homes Inspections for Rentals
The easy way to ensure your rental property meets the Healthy Homes Standards. The New Zealand Healthy Homes Standards are designed to ensure all rental properties are warmer, drier, and healthier for tenants. These standards became law in July 2019.
The final compliance deadline for all private landlords was July 1, 2025. This means every private rental property in New Zealand is now legally required to fully comply with all Healthy Homes Standards. There is no longer any grace period for new tenancies.
The Five Key Compliance Healthy Homes Standards:
Insulation
Do the existing ceiling and underfloor insulation comply or is there exemptions available?
Ventilation
Does the home have adequate ventilation?
Heating
Do current heaters meet the required heating capacity?
Draughts
Determine if there are any draft gaps in the home and recommend how to remedy them.
Drainage and Moisture
Are the relevant systems in place to avoid moisture in the home?
Why Compliance is Crucial:
Failing to meet these standards can result in significant financial penalties (up to $7,200 per breach) and orders from the Tenancy Tribunal for landlords to complete work and potentially refund rent. Beyond legal obligations, compliant homes lead to healthier tenants, fewer maintenance issues, and more stable tenancies.
