Residential Inspections 🏠

Pre-Purchase Builders Report

A comprehensive assessment of the property’s condition before you buy. Compliant with NZS 4306:2005. Covers structure, roof, subfloor, exterior cladding, interior, weathertightness, and plumbing and electrical observations. 30–40 page report with photos, delivered same day.

Weathertightness & Moisture Assessment

Forensic moisture pathology using non-invasive scanning and targeted invasive testing. Especially relevant for monolithic plaster homes built between 1992 and 2004. Includes moisture mapping, risk assessment, and remediation guidance.

Building Condition Report (BCR)

Required by all New Zealand councils before granting consent to relocate a building, and recommended for buyers purchasing any relocated or relocatable (transportable) home. Reports are formatted for council submission. See the full BCR page for scope and pricing.

Invasive Investigation

Targeted small openings to confirm moisture presence, assess timber decay, and identify failure mechanisms where non-invasive testing is inconclusive.

Healthy Homes Compliance Assessment

Assessment against the Healthy Homes Standards under the Residential Tenancies Act 1986. Required for rental properties. Identifies gaps and provides a compliance roadmap.

Meth Screening (Presumptive)

On-site methamphetamine screening using CHECK4METH 0.5µg kits. Results delivered same day in your building report. No lab wait, no separate visit. Positive screens are referred to a certified laboratory for confirmation.

Subfloor Robot Inspection

Not every subfloor can be safely or comfortably accessed on hands and knees. The House Inspector uses the Hades-4, a New Zealand-built subfloor inspection robot from Techmatics, to access crawl spaces from as little as 175mm clearance. The robot’s HD optical zoom camera delivers clear video documentation of hard-to-reach areas, capturing moisture, pest activity, structural irregularities, and maintenance issues that a standard visual inspection may not reach. Available as an add-on to any builders report or weathertightness assessment.

Safe and Sanitary Reports

Third-party reports for council processes. Assessing whether a building meets minimum habitability standards.

Technical Due Diligence (TDD)

Pre-acquisition surveys for commercial and industrial property. Includes condition assessment, CAPEX forecasting, Building Act 2004 compliance review, and risk identification.

Expert Witness & Forensic Reports

Independent expert evidence for construction litigation, insurance disputes, and legal proceedings. Compliant with High Court Rules 2016, Schedule 4. Led by Philip Browne.

Schedules of Condition & Dilapidation Reports

Detailed photographic and written records of a property’s condition at lease commencement or termination. Compliant with the ADLS Deed of Lease (Sixth Edition).

Long-Term Maintenance Plans (LTMP)

Body corporate and commercial property maintenance planning over 10-year and 30-year horizons. Compliant with Unit Titles Act 2010 (s116) and the 2022 Amendment.
