Leaky Home Assessments
Finding out your home might be leaky can be a stressful experience, but The House Inspector is here to guide you through every step of the investigation process. Our comprehensive approach ensures we accurately identify any issues and provide clear recommendations for repair.
Step 1: Pre-site Work and Visual Investigation
Our process begins before we even set foot on your property. We’ll start by:
Receiving your briefing:
We’ll listen carefully to your concerns and gather any information you can provide about potential issues.
Sourcing documents:
We’ll review relevant building plans, consents, and any previous reports.
Meeting building occupants:
Understanding how the building is used and any historical issues from those who live or work there can provide valuable insights.
Visual building inspection (inside and out):
Our inspectors will conduct a thorough visual assessment of your home’s exterior and interior, looking for signs of moisture, deterioration, or potential problem areas.
Step 2: Non-Invasive Investigation
If our initial visual inspection raises concerns, we’ll move on to non-invasive methods to pinpoint potential problem locations. This involves using specialised tools that can detect moisture without causing any damage to your home. This step helps us narrow down areas that require more in-depth analysis.
Step 3: Invasive Investigation (If Problems Are Found)
Should the non-invasive investigation identify areas of concern, we’ll proceed with targeted invasive tests. These tests involve making small, discreet punctures to directly measure moisture levels within the building materials and to check for the presence of timber decay. Our goal here is to confirm if moisture is present and assess the extent of any damage.
Step 4: Destructive Testing (If Problems Are Confirmed)
If invasive tests confirm significant issues, destructive testing may be necessary. This involves carefully making small cut-outs in strategic locations to directly inspect the building’s construction detailing and framing. We’ll also collect timber samples for both on-site and laboratory analysis to determine the full extent of rot or other damage. Rest assured, any areas disturbed during this process will be made good.
Step 5: Defect Analysis
Once all the data is collected, our experts will meticulously evaluate all the evidence. This crucial step involves:
Identifying causes and consequences of moisture entry:
We’ll determine how water is getting in and what impact it’s having on your home.
Assessing the extent of the damage:
We’ll provide a clear picture of how widespread the issues are.
Evaluating potential for future damage:
We’ll advise on risks and potential future deterioration if the problems are not addressed.
Step 6: Remediation Recommendation (Optional)
If required or requested by you, we can develop a comprehensive and cost-effective remediation proposal. This proposal will outline the necessary repairs and solutions to fix the identified issues, ensuring compliance with all relevant regulatory requirements. We’ll also provide estimated costs to help you plan your next steps.
Step 7: Reporting
The final step is to compile all the information into a logical and comprehensive report. This report will include:
A detailed summary of our investigation findings.
Photographic evidence of defects.
The results of all tests conducted.
Our expert defect analysis.
Clear and actionable remediation recommendations (if Step 6 was undertaken), including cost estimates if we are to undertake estimations on your behalf.
Our goal is to provide you with all the information you need to make informed decisions about your home.
